1. Clay in the Soil. Colorado has a large clay component to its soil that expands and swells in various climate conditions. This swelling soil can cause a variety of problems for the homeowner in the Denver CO real estate market. For one, you can find cracked driveways, tile floors, basements, even walls and pipes as the building settles over time.

Make sure your seller has filled out the Colorado Seller’s Property Disclosure to disclose any potential swelling damage. Also have your home inspector or structural engineer assess the condition of your potential home to ensure that you’re not buying a structurally unsound building.

2. Radon in the basement. Radon, as many

homeowners are aware, is an odorless gas that naturally comes from the ground. Most often, radon is found in basements in various quantities. Make sure you conduct a radon test before purchasing your new home. Radon gas can build to levels that pose a health risk. Getting rid of sources of radon from a home can be very expensive. It’s better to spend a small amount on a test than to spend a large amount removing the gas.

3. Sun damage. Denver rests at just around 5280 feet in altitude- right at one mile above sea level. This means that the ultraviolet radiation from the sun is much greater than what is

found at sea level. Because of this, exterior building materials don’t last as long as they might in other climates and altitudes. Again, make sure you hire a competent inspector familiar with Denver’s specific inspection needs to ensure that your new home isn’t hiding any unpleasant repair jobs.

4. Polluted ground water. If you’ve explored any of the mountainous areas around Denver, you’ve certainly noticed the mines, both old and new, that dot the landscape. These minds make up a significant part of Colorado’s history. But they also provide a significant amount of contamination for our ground water. Not every location is susceptible to contaminated ground water. If you plan on getting

your water from a well, make sure you get it tested first.

5. Denver can be windy! It’s true that Denver has more sunny days than Hawaii. What’s also true is that Denver, being placed on the edge of the plains, can experience some wicked winds. Make sure you keep your roof in solid condition and that you have places to store any outdoor gear like chairs, porch umbrellas, and toys.
